- You reach out. Message us on WhatsApp or fill out the form below. Tell us about the property and where things stand — probate opened or not, how many heirs, mortgage or liens you're aware of. The more you tell us, the more accurate our offer.
- We look at the property. We'll schedule a walkthrough at a time that works for you — or for whoever has access locally. If you're out of state, we can often evaluate with photos and a local visit. No preparation needed; we want to see it as it is.
- You get a firm cash offer. Usually within 24-48 hours of seeing the property. The offer is in writing, with no hidden fees and no obligation. Take your time, talk it over with the family, compare it against listing — it's your decision.
- We handle the paperwork. Our team coordinates with the closing attorney, orders the title search, and works through any curable title issues. If probate authority still needs to be sorted out, we'll tell you exactly what's needed and wait for it — we don't pressure families to sign things they shouldn't.
